Highlands Ranch is a 22,000-acre master-planned community which was founded in 1981. The community has a population of 93,477 in 29,040 single family homes and 3,305 apartments. Highlands Ranch is located 12 miles south of Denver in Douglas County and offers a wonderful quality of life and opportunities for an active lifestyle.The city has a thriving economy with a variety of retail, service and restaurants. Highlands Ranch has a strong housing market, schools and quality of life ammenities, including numerous walking and biking trails, skate parks, and open space.
Highlands Ranch has a diverse history. Although the current community was founded in 1981, the first settlers built their lives in this area a long time ago. Highlands Ranch Mansion Our community's proudest historic treasure sits atop a hill overlooking the community and the mountains to the west. This Mansion has evolved over the years with rich architectural styles and personal influence and from its many owners. The ranch is operational today.
Despite the national economic situation, housing has held its value with a variety of apartments, town homes and single-family homes available. Highlands Ranch also has a growing senior population with two new senior housing developments. Highlands Ranch is recognized as one of the most popular master-planned communities and is considered the ultimate in Rocky Mountain living. It's a community of parks, picnics and playgrounds, of award-winning schools and a thriving business community. And, it's home to neighborhoods built by 17 of Colorado's premier homebuilders offering more home designs and price ranges than any other new home community in Colorado.
The Douglas County School District, the fastest growing school district in the nation, has earned a good reputation serving Highlands Ranch with 11 elementary schools, two middle schools and two high schools. Six charter schools exist in the district, including the Core Knowledge Charter School. The 17 preschools include a special education preschool that serves as a model training site for the state. Highlands Ranch is currently served by 18 public elementary schools, four middle schools, and four high schools. Although there is not a college within Highlands Ranch, there are several opportunities within minutes including Arapahoe Community College who offers traditional and non traditional education, the University of Denver, Metropolitan State College and the University of Colorado-Denver campus.
Walkers, hikers and anyone on non-motorized wheels can use the 70 miles of paved and natural trails that connect neighborhoods, 22 parks, and more than 2,100 acres of natural open space areas throughout Highlands Ranch. Highlands Ranch also boasts several state-of-the-art recreation centers. Amenities include swimming pools indoor running tracks and climbing walls.
On a grander scale, the Rockies, about 10 miles and 20 minutes to the west via surface streets and freeway, offer an almost endless variety of recreation. Chatfield Reservoir, popular with boaters and fishing enthusiasts, is nearby in the Chatfield Lake State Recreation Area. Park Meadows, an upscale shopping mall designed in the Craftsman style, is nearby.
Interstate 25, which runs on the east side of Highlands Ranch, takes commuters north to the Denver Tech Center, a four-mile/15-minute trip. Downtown Denver is about 12 miles/30 minutes north on I25 but is congested during rush hour. Shopping at the Park Meadows Mall is a favorite gathering place for many people living in Highlands Ranch.
University Boulevard takes commuters and shoppers north for the 10-mile/30-minute trip to the upscale Cherry Creek Shopping District and another three miles/five minutes to downtown Denver.
The new state highway, C470, loops south of Denver to Highlands Ranch and in 10 Miles/15 minutes connects to Interstate 70, the major entrance to the Rockies west of Denver. Eastbound, the toll road, E470, loops north to link with Interstate 70 on the east side of town and offers a 20-mile/30-minute commute to Denver International Airport
